A company controlled by Isle of Man entrepreneur Albert Gubay has failed in its High Court bid to block Lancashire County Cricket Club's plans to upgrade its Old Trafford ground.
The club had warned any delay in implementing its £32 million redevelopment plans could threaten its status as a venue for Ashes Test matches.
Derwent Holdings, owners of nearby White City retail park, had opposed the plans.
Lancashire County Cricket Club and Tesco will now jointly revamp the venue which will include increasing its capacity.
