Fields could be redevloped for housing which would be eco-friendly
Seven detached homes could be built on Baldrine Farm if plans are approved to redevelop fields.
Ellis Brown Architects says if successful the trees and landscape features on the edges of the site, down to the Manx Electric Railway tramline, will be retained.
As the plans are for less than 10 dwellings, play areas for children and public amenity space are not required for the development.
However the houses are being designed to use high levels of insulation and incorporate, ideally, ground source heat pumps in conjunction with photovoltaic panels where roofs face south.
Photovoltaics will be connected to a battery storage system and will in turn operate the pump when able to do so for the ground source heat pump.
The orientation of the buildings where possible face south to make best use of solar.
All buildings will be installed with smart meters, and there will be no fossil fuels on the site.
The houses will be installed with electric car charging points subject to load capacity being available from the MUA
If approved the settlement would be accessed from Baldrine Road.
